Garage on Fleming Street May Get a New Look
The project was discussed at the Manayunk Neighborhood Council meeting earlier this month.

The commercial garage in the 4300 block of Fleming Street might not be that way for long.
Developers were in front of the Manayunk Neighborhood Council earlier this month proposing to convert the garage into a three-story home. The team is hoping to add a third floor and a roof deck to the site.
But the words "roof deck" were not music to the neighbors' ears. Several raised concerns about the deck creating a "party atmosphere" and increasing noise.

But, the developers said, the deck is only there to provide open space, something that is sometimes difficult for city dwellers to find.
Because the homes are so close, residents were concerned about possible damage to nearby homes during the construction, but architect Rustin Ohler said no foundation work is needed on the site so it shouldn't be a problem.

The now commercial-sized garage will be fitted to a typical residental garage. The house will feature an open floor plan with loft space on the second floor above the garage. There will be two bedrooms on the third floor as well as a small deck.
"It's going to be really clean, really modern," Ohler said, adding that the finished product will be more than 3,000-square feet.
Construction is estimated to take four to five months and, if the project is approved by zoning, would not begin until February. There would be no heavy machinary because there is no foundation work needed.
"I hope you price it high enough because the way I see it, it would be a great party house," one resident said.
