LOWER MAKEFIELD TOWNSHIP, PA — Prickett Preserve, a prime property across the street from Shady Brook Farm, is up for sale.

Two years after being built. the 146,679-square-foot town center is being offered for sale by Jones Lang LaSalle Americas, Inc.

JLL said the "high-performing Wegmans-anchored shopping center is 98 percent leased, with Wegmans accounting for 38 percent of the property’s gross income.

Alongside the Wegmans supermarket is a merchandising mix with contemporary retail uses that includes food and beverage, medical use, beauty & spa, telecommunications, and more.

The Wegmans supermarket is the centerpiece of the Prickett Preserve development, which includes nine multi-family buildings containing 200 apartment units plus a clubhouse with a pool, and seven commercial buildings totaling 52,000 square feet.

Prickett Preserve provides investors the opportunity to acquire a dominant Wegmans-anchored shopping center in one of the most affluent submarkets within the Philadelphia market, JLL said.

Prickett Preserve is located in an ideal suburban location at the interchange of Interstate 295 and Route 332 in Lower Makefield, with a population of over 144,900 residents and an average household income of $166,500 within a 5-mile radius of the property.

Here are some of the businesses that opened since Wegmans:

  • Paris Baguette, which offers fresh-baked goods, artisan coffee beverages, and brewed treats, opened its first location in Bucks County last month.
  • La Grange, a casual French Brasserie, opened last May. The restaurant is another venture for the owners, who have operated the iconic La Stalla Italian restaurant in Newtown since 2004.
  • Firebirds Wood Fired Grill, an American restaurant and steakhouse, opened its 5th location in the Philadelphia area and the first in Bucks County last year.
  • Duck Donuts opened its third Bucks County locationacross the street from Shady Brook Farm.
  • The Wegmans grocery opened two years ago as the second in Bucks County. The store is among the biggest among the company's stores.
  • Chase Bank and CVS Pharmacy also have locations on the property.
  • Urgent Vent, Go Glow, Verizon, a dry cleaner, and Michael Jewelers are also either planned or opening soon.
