Spurned A-Game Developer Eyes Cool Springs Project

Al. Neyer looks to build offices and two hotels on 18 acres on Mallory Lane.

FRANKLIN, TN — The developer who backed off a deal to acquire A-Game Sportsplex in the face of community outrage isn't ready to completely abandon Williamson County.

Cincinnati-based Al. Neyer is set to purchase 18 acres at 3775 Mallory Lane by the end of the year and begin construction on a five-story, 175,000 square foot Class A office building, plus two 120- to 130-room hotels in the project's first phase, according to The Tennessean.

Al. Neyer planned to convert the A-Game Sportsplex into offices, but left the project spurned when public opinion fell behind the volleyball and hockey clubs that would have been forced out without a place to play. The dispute became litigious and then was settled and became moot when the acquisition was called off.

Al. Neyer officials told the newspaper construction may begin as early as the end of this year or early 2017 and will be complete in early 2018. At least four acres will be devoted to green space.

The property is one of the few large-scale undeveloped tracts in Cool Springs and abuts the future home of Northside at McEwen, a 45-acre development that plans 750,000 square feet of office space, more than 100,000 square feet of retail space, a 150-room hotel and 580 high-end apartments.

The current office vacancy rate in the Cool Springs market is 0.9 percent.
