The real estate industry is expected to present new opportunities come 2019. Much of the anticipated development would see increased exploitation of new avenues of investment in the under-exploited commercial and residential sectors. Here are some of the notable real estate investment opportunities that would be experienced next year.

Increased exploitation of underutilized areas

The year 2019 is expected to experience increased exploitation of the underutilized assets in the real estate industry. Spaces reserved for parking lots and basement areas of large constructions would provide an exceptional room for other investments. Also, such spaces that were otherwise offered free of charge for parking lots could also be resigned or rented out at a premium fee. The increased utilization thereof is expected to create an opportunity for real estate companies to reap maximum from their investments.

The rising interest rates are expected to push more enthusiastic home-owners away from realizing their dreams of buying homes. In response to the rising rates, investors would be expected to show interest in purchasing more affordable condos and vacation homes. With such properties and services as rented premises becoming prominently in demand this year, such first-time homeowners would be expected to invest and dedicate their newly-acquired homes to serve as vacation homes while targeting opportunities presented under companies such as Airbnb.

Investments in the Bahamas

After a tumultuous time for the Bahamas that has been affected by various natural calamities, 2019 is expected to be the year that investors to help turn around the country in the form of real estate investments. Enthusiastic and opportunistic real estate investors are expected to invest heavily in constructing and selling exotic and luxurious hotels and residential properties within the country.

Increased last-mile warehousing

Population densities are expected to affect the distribution of warehouses in 2019. This strategy will be a perfect opportunity for distribution companies to reduce transportation and logistical costs while increasing efficiency in their operations. More warehouses are expected to be constructed in areas adjacent to highly populated areas and regions around Central Business Districts. These areas that have been overlooked are expected to become prime lands for warehousing investments.

Investors in 2019 will also renew their efforts and interests on Class B industrial real estate properties which have suffered neglect and underutilization. This will create a buzz among investors expecting to purchase, innovate and revitalize the properties, thereby leading to growth in terms of rent and income generation.
