📰 News we're reading

1. Texas State, Kyle launch project to improve water quality at Lake Kyle (kxan.com) — Kyle is funding a three‑year Texas State University study to test floating wetlands in Lake Kyle, aiming to naturally reduce pollutants and protect the Plum Creek watershed. As the city's population surges, researchers hope this nature‑based approach will help manage stormwater runoff and keep a key local recreation area and waterway healthier for residents.

2. Kyle City Council talks animal shelter, potential animal advisory board (haysfreepress.com) — Kyle leaders are delaying a major decision on the city's future animal shelter until after November's election, weighing a regional facility with Hays County and Buda against a smaller, Kyle-only shelter. Officials also revived the idea of partnering with nonprofits and are exploring an animal advisory board, while continuing short‑term reliance on the San Marcos Regional Animal Shelter.

3. Construction Costs Reshape CRE Development Financing (credaily.com) — Developers are reshaping a massive 318-acre Infinity Square project in Kyle, increasing the first phase of single-family homes while shrinking some commercial space to cope with rising construction costs. The community is slated for thousands of homes, apartments, commercial space and an elementary school, illustrating how national cost pressures are directly changing what will be built in Kyle.

4. Austin Community College breaks ground on Hays Campus health sciences expansion (haysfreepress.com) — Austin Community College has started a $100 million health sciences expansion at its Hays Campus in Kyle, aiming to train more than 900 additional nursing and allied health students. Local officials say the project will help meet Hays County's fast‑growing health care needs while giving Kyle-area residents affordable, close‑to‑home career training options by fall 2028.

5. How Ari Rastegar's Legal Career Shaped Rastegar Capital's Investment Discipline (bocaratontribune.com) — Ari Rastegar's legal background shapes how his firm structures real estate deals, emphasizing checklists, outside scrutiny and investor-first fee models. That discipline helped secure a major construction loan in 2024 for the first phase of the INF1NITY Square development in Kyle, tying his cautious approach directly to a large local project's launch.
