ARLINGTON, VA — Construction is underway to transform a vacant office building in Arlington's Virginia Square neighborhood into a 94-unit apartment community, developer Gilbane Development announced Monday.

The project will convert the six-story, 121,200-square-foot office building at 3601 Wilson Blvd. into Renley, a market-rate residential community scheduled for completion in April 2027.

Gilbane Development purchased the property in March 2025. Plans call for converting the building into one-, two- and three-bedroom apartments while preserving the building's exterior. The redevelopment will include 5,637 square feet of ground-floor retail space and a below-grade garage with 207 parking spaces adjacent to the Virginia Square-GMU Metro station.

Amenities will include a wellness center, coworking spaces, resident lounges, gathering areas and tenant storage on every floor. (S&A)

The project is among the first to move forward under Arlington County's adaptive reuse policy adopted in November 2024. The policy was designed to streamline office-to-residential conversions and encourage redevelopment of underused office buildings.

"The transformation of 3601 Wilson Boulevard into Renley reflects Gilbane's commitment to creating communities that are both responsive to market needs and rooted in the character of their surroundings," Bobby Gilbane, senior vice president at Gilbane Development, said in a statement.

Rather than demolishing the building, the developer plans to retain the exterior while completely renovating the interior. Apartments will feature floor-to-ceiling windows, custom closets and updated finishes. Some sixth-floor units will include private balconies.

Amenities Planned For Residents

Amenities will include a wellness center, coworking spaces, resident lounges, gathering areas and tenant storage on every floor.

The property is within walking distance of Metro, parks, restaurants and other neighborhood destinations in Virginia Square.

Gilbane officials said the redevelopment is intended to add housing in a part of Arlington with strong demand while repurposing an existing office building. The company said the project also demonstrates how adaptive reuse can help address changing office market conditions and expand the region's housing supply.

Construction is expected to be completed in April 2027.
