Huge 22-Story Building in Ballston Will Have Office, Retail, Residential Space
The Liberty Center at 4040 Wilson Boulevard will be the "first of its kind," developers say.

Wondering what the huge plot at 4040 Wilson Boulevard in Ballston is going to be used for? The Shooshan Company and Brandywine Realty Trust just announced that the Liberty Center will be the first vertically mixed-used building of its kind in the greater D.C. area.
What does that mean? In a statement, the companies stated that the first two floors will be comprised of retail space, and then there will be eight floors of office space, and then 12 floors of residential space. The new building will be the tallest in Ballston at 22 stories when it is finished.
The building will boast "remarkable" views of the monuments in Washington, D.C. as well as the surrounding area. It will have separate roof terraces for both the office and residential portions of the building.

Construction work has already begun, and a 550-space five-level underground parking garage has already been completed, meaning that the building will start ascending soon. Once constructed, it will have 34,000 square feet of retail space, 190,000 square feet of office space and 245 residential units.
The Liberty Center already has a tenant that will take up 30,000 square feet: VIDA Fitness, which has submitted a letter of intent to Shooshan Company.

"This vertically mixed-use project reflects the new ways people, particularly millennials, are working and living today," Kevin Shooshan, Director of Leasing at Shooshan Company, said in the statement. "We have made a conscious decision to amend the building’s plan in order to provide a product that not only provides the most efficient square footage solution for tenants, but also the most efficient lifestyle for a community, company and employee base."
