The Regency - What the Press Missed

The Regency made the news last week and the headlines felt like hype and thus I did a little research to get to heart of the news. I pulled the Loudoun County tax records and BrightMLS closed sales on all 143 homes and ran the math.
A few things the coverage is missing:
- Per homeowner math appears closer to $4M once you include each owner’s pro-rata share of the HOA’s common acreage
- Fairfax County Chantilly land sale approved last week also priced near $4M per acre, which validates the Regency pricing more than most headlines are acknowledge
- Sales "freeze" in the community and decline in assessments for 2026, what is the long term outlook for the community in this condition?
- Bigger issue is not just price, it’s timeline, unknown buyer risk, and whether homeowners get stuck in a shrinking residential market if this drags on
