Active Construction Rundown: Rosslyn

You've heard the equipment humming, find out what they're building.

For many Rosslynites, the hammering of steel and the shoveling of dirt may have been an unwanted early morning alarm for the first several months of 2011. Indeed, construction sites have been buzzing with activity and noise in the new year, as development plans a long-time in the pipeline begin to come to life. Here's what's happening in Rosslyn.

1776 Wilson Blvd.:

Approved in 2007, developer Skanska is hard at work on a five-story mixed-use building that will deliver 108,753 square feet of office space and 27,996 square feet of retail space in the near future. You may have noticed the gap along the Wilson-Clarendon corridor, as the the former buildings have been leveled, and the ground is now ready for upward construction. The planned structure was designed by architecture firm RTKL.*

Gaslight Square, Clarendon Boulevard at Queen Street:

Jim Abdo and his company Abdo Development are always busy with new projects, and Arlingtonians in search of fresh new housing must be glad he's chosen to put some his freshest ideas in the heart of Rosslyn. Building adjacent to his beautiful Wooster and Mercer Lofts, Abdo broke ground on his Gaslight Square Condos earlier this year. Working with Davis Construction, the development team expects to deliver 117 one- and two-bedroom luxury condos by the summer of 2012.

JBG Central Place, between N. Lynn and N. Moore Streets:

Aiming to be one of the (if not the) tallest buildings in Rosslyn, JBG has begun construction, with the help of Clark builders, on a 490-feet office tower. The mixed-use two-tower project will be a corporate hub, but will also include 44,554 square feet of retail space, a 9,555 square feet of public observation deck with 360 degree views of the city, a 16,263 square feet public plaza, and 354 residential units.

Monday Properties, 1812 N. Moore:

Rivaling JBG for the claim of "tallest building in Rosslyn," Monday Properties is busy constructing a giant mixed-use tower directly next to the Rosslyn Metro. Designed by Davis Carter Scott, and being constructed by Clark, the project will offer 580,000 square feet of office space and 12,000 square feet of retail. The building is expected to be delivered in late 2013.

JBG's Sedona and Slate, corner of Clarendon Boulevard and Ode Street:

Not to be outdown by the plethora of surrounding projects, JBG is angling to be the most active developer on the block. Designed by Architects Collaborative, JBG broke ground early in 2011 on 25 four-story townhouses and two high rise apartment buildings (totaling 400 market-rate units and 54 affordable apartments), as well as small ground-floor retail space. The project will also include a large public space and mid-block plaza for all of Arlington to enjoy.

*This article has been amended to reflect the following correction: Clark Construction is not involved with the 1776 Wilson Blvd. project, as previously stated. The developer is using its own in-house construction team.
