Oakville Triangle Redevelopment Groundbreaking Held In Alexandria

The redeveloped Oakville Triangle will include a mixed-use development and new Inova medical and emergency facility.

ALEXANDRIA, VA — Ground was broken Monday on the redevelopment of Oakville Triangle that will include a mixed-use development and new Inova medical and emergency facility.

Located between Richmond Highway and Mt. Jefferson Park near Potomac Yard and Del Ray, Oakville Triangle will redeveloped from a largely industrial area to a 1 million-square-foot development. Plans include a 95,000-square-foot Inova ambulatory care center, 84 townhouses to be developed by Tri-Pointe Homes, a 103,000-square-foot renovated self storage building, 571 multifamily units and 37,000 square feet of retail along Richmond Highway. The Oakville Triangle project is near other major development activity: the Virginia Tech Innovation Campus and Potomac Yard Metro station as well as Arlington's Amazon HQ2.

The groundbreaking follows years of planning in coordination with the city government. Developer Stonebridge estimates its initial development components will deliver in fall 2023, and final completion is estimated in winter 2024. Inova's estimated opening date for the medical and emergency facility is 2023.

"This is really a vision of the future. The way we're integrating the healthplex and the services for the daily needs and lives of the community are truly different," said Douglas Firstenberg, principal of Stonebridge, at the groundbreaking.

Inova's healthplex will offer a 24/7 full-service emergency room, ambulatory surgery center, imaging services, family medicine center and medical offices. It seeks to serve thousands of new residents and workers in the growing area, including at the Virginia Tech Innovation Campus and Amazon HQ2.

"Our medical and emergency facility right here represents our commitment to meet the future health care needs of Alexandria and beyond," said Dr. Rina Bansal, president of Inova Alexandria Hospital.

The team of Ballinger and Ennead Architects is designing the Inova Oakville at Potomac Yard facility. The four-story building will be visible along Richmond Highway with the lower two floors open to the street. The public lobby includes Inova Commons with a cafe, lounges, and a multipurpose room that can host community events, such as classes for birthing, yoga, and nutrition. The ground floor will have the emergency department and outpatient imaging, while the upper levels will have ambulatory surgery and medical offices.

"We see healthcare providers as civic institutions, which calls for civically-minded spaces," said Thomas Wong, design partner at Ennead Architects, in a statement. "The design team developed an architectural language that embodies Inova’s identity and values and invites the community in. We wanted to open up the heart of the building to the city and make a place where people could see in and feel welcome, with an exterior form that is soft and sculptural, providing a warm, humanistic embrace."

In remarks, Mayor Justin Wilson noted Alexandria has been underserved when it comes to health care.

"We are so fortunate that Inova is making the levels of investment in our community to ensure that we have the level of health care services that we need in this community," said Wilson.

Inova is also involved in redevelopment plans for the Landmark Mall. Inova Alexandria Hospital is planned to be relocated from its current Seminary Road location to the redeveloped Landmark Mall area.

Aside from the Oakville Triangle project, Stonebridge is the developer behind Carlyle Crossing, a mixed-use development anchored by Wegmans near the Eisenhower Avenue Metro station. Stonebridge had partnered with Inova earlier this year to offer the Victory Center on Eisenhower Avenue as a mass vaccination site at no cost to the health system.
