Reston resident and Realtor Michele Hudnall joined Part 2 of The Reston Observer’s four-part podcast series on the Reston National Golf Course applications, following Hunter Mill District Supervisor Walter Alcorn in Part 1.
In a companion write-up, Hudnall lays out the three routes the owner has taken since 2015, the two tracks every planned development must clear under Fairfax County’s Comprehensive Plan and zoning, and 1970 County development plans that label the course permanent open space with no unit count.
She also compares County assessments: land across South Lakes Drive that carries the 1966 B-555 zoning is assessed at about five times the golf course, per acre.

Reston Resident Analyzes Supervisor Alcorn's Podcast Remarks on Reston National Golf Course Zoning
Reston resident and real estate analyst Michele Hudnall has published an analysis of Hunter Mill District Supervisor Walter Alcorn's interview on the Reston Observer podcast, the first episode of a four-part series on the Reston National Golf Course applications released September 23rd.
In the interview, Alcorn said he did not find the applicant's 1966 zoning documentation conclusive and that the applicant appears to be "setting up a court fight." Hudnall's analysis compares his remarks with the 1971 development plans and approvals C-135, C-203 and C-281, and tracks the residential acreage from about 11 acres described in the interview to 14.7641 in the original filing and about 16 in the revised filing (RZPA-2025-HM-00034, RZPA-2026-HM-00007, RZPA-2026-HM-00008).
The Fairfax County Planning Commission public hearing is scheduled for Wednesday, November 4th, at 7:30 p.m. at the Fairfax County Government Center. Hudnall is scheduled to appear in Part 2 of the series, followed by Jessie Williams of Rescue Reston and applicant attorney Mark Looney.
Hudnall is also collecting responses to a survey on zoning and open space, open to anyone in Fairfax County: https://forms.gle/Eqi2EJj4jANXrreP6 𝘞𝘩𝘢𝘵 𝘪𝘴 𝘵𝘩𝘦 𝘚𝘶𝘳𝘷𝘦𝘺? 124 Plantings and Educational Opportunities Abound in New Butterfly GardenWhat do native plants, bees, and butterflies have in common? They’re all part of Trinity Presbyterian Church’s beautiful new butterfly garden!
A certified Earth Care Congregation, Trinity is excited to share the completion of this project that reflects Trinity’s mission of Loving God and Neighbor and Making a Difference while also taking care of God’s Creation. Composed of 23 unique varieties of mostly native species designed to attract butterflies and bees, the accessible garden includes educational signage, a sundial, and a stepping stone path to a bench. As the garden includes eight milkweed plants, it is also a certified Monarch waystation. Currently, the garden is host to mostly smaller varieties of butterflies, but larger varieties are anticipated in the weeks ahead as the garden matures. Trinity’s Creation Care Team members, who tend the garden, look forward to children from Trinity Preschool and neighboring Herndon Elementary School enjoying the space for its beauty and educational opportunities.
A significant source of funding for the garden was from the Government Employee Retention Credit (GERC) bill that was passed after the COVID pandemic. In addition, Trinity thanks the National Capital Presbytery Earth Care Network and Trinity Preschool for their contributions. The preschool, along with the Creation Care Team, worked with Meadows Farms on the garden design, and Meadows Farms did the installation.
