5 Tips For - For Sale By Owner (FSBO)

The shortage of inventory, housing demand increase and average days on the market under 14, this is a good time to be a seller. Here are 5 Tips if you want to try the For Sale By Owner (FSBO) route

  1. Do your research - Find out what homes in your area and surrounding area's are selling for. You want to use sold prices not listed prices. Visit open houses and find out what amenities competing homes have to offer. How do you compare?
  2. Spruce up the exterior - Plant some flowers, clean the glass on the front door, do touch up painting if you look old and worn. Keep the yard and drive way free of old news papers, toys and lawn equipment.
  3. Spruce up the interior - Clean or replace old worn carpets if needed. Paint those rooms with loud colors or soiled mark's on the walls. Repair things that are broken. Don't wait for the buyer to do a home inspection to find non working items.n
  4. Create a marketing brochure that tells your story - While its important to let prospective buyers know the price, what they really want to know is about the house and neighborhood. Why do you love living there? What have you loved most about the house? What are the amenities in the neighborhood and area.
  5. Photos and Video - Show case lots of photo's of the home. Create a video that incorporates current photo's and photo's from different seasons. Be sure the photo's are clear and can load easily not only on a desk top but on a smart phone as well.

While selling a home may look easy it can be a 24/7 job. You need to determine where you are going to advertise the property and how often. Are you going to be holding open houses? Make availability to tour the home as easy as you can. If your home isn't getting the buyers showing up at open houses or calling on your brochure you might want to evaluate your price and condition.  An over priced home no matter how nice will just help to sell the property down the street.
