Building that home dream you have always wanted starts with the lot. Speaking as a home owner and Realtor who has personally build three custom homes and helped many clients build homes. I can tell you there is a lot of thought that needs to go into building what is your dream home. Here are some things you need to consider first before you even start to think about the home.

• You have to determine the location. Do you need amenities? Close to shopping, schools, major roads?

• Do you go with a track builder or custom? Track builders may only have few floor plans to choose from and not willing to move walls or make changes. A custom builder may have plans to choose from or recommend you hire an architect? 

• What about the lot.  Flat level lots are not always a perfect choice. Lots that sit up are more desirable verses a lot that sits low. Do you want tree's or would you prefer a lot that is more open?

• Do you want a walk out basement or an inground? With a walk out basement you need to have a little slope to accommodate for the walk out. A lot with slight slope will also help to kept the water running away from the house and basement.

• Do you want acreage? Most times if you are looking for acreage you can expect to be on Well & Septic. With well & septic you can be limited to the number of bedrooms the home can have.

• What's your style? Building up in the case of a Colonial or Split Foyer are easier to place on narrow lots. Ramblers and Split levels require a little more space to sprawl.
