October 2012 Real Estate Market Update for Prince William County, Manassas City and Manassas Park

There is currently a total of 1,064 homes for sale in Prince William County, Manassas City and Manassas Park. That is 54 fewer homes than the month of September.  The break down shows that Prince William County currently has 968 homes for sale verses 1,030 last month. Manassas City has 74 homes for sale verses 66 homes last month and Manassas Park has 22 homes for sale the same as last month.

Of the 1.064 homes for sale there are only 55 foreclosure / bank owned properties listed for sale. The prices range from $84,900-$479,900. Short sales has seen a decline with only 116 for sale and a average list price of $311,155.

Inventory continues to decline pushing prices up, great news for sellers. Most area's have seen an increase in the average sold price from as little as 5.65% to as much as 27.28% year over year. The average sold price verses the average original list price is 98.9%, more good news for those sellers on the market try to sell.
