Massive Data Center Campus Coming To Manassas

The Manassas data center's first phase could begin to come online as soon as late 2020, the developers said.

MANASSAS, VA — The Peterson Cos. is partnering with a data center developer to build a large data center campus in Manassas that, in its initial phase, will cover 25 acres and include 700,000 square feet of data centers that could begin to come online as soon as late 2020. Stack Infrastructure, a Denver-based data center developer, said Northern Virginia continues to be the largest, most important data center market in the world.

Once fully built out, the 125-acre, 4 million-square-foot data center campus will offer more than 250 megawatts of electric power load to serve large data center users in the Northern Virginia market. Peterson Cos. is one of the largest privately owned real estate development companies in the DC region

"In partnership with one of the most experienced developers in the DC region, Peterson, and with four pad-ready sites in the Prince William County data center overlay zone, we believe the ability to offer large scale build-to-suit projects to support immediate demand is compelling," Matt VanderZanden, chief strategy officer of Stack, said Wednesday in a news release.

Peterson Cos. acquired the 125-acre piece of land through two different purchases, according to the Washington Business Journal. The company paid $12 million for 87 acres at 9604 Hornbaker Rd. in Manassas, and then $3 million for an adjacent 35.6 acres within the county-owned Innovation @ Prince William business park at 9750 Hornbaker Rd., which is located between Route 28, the Route 234 bypass and University Boulevard, according to the report.

"We are very pleased that Peterson Companies and Stack Infrastructure have teamed up to make this significant investment in Prince William County to join the largest concentration of data centers in the U.S.," Christina Winn, executive director of the Prince William County Economic Development Department, said in a statement. "Prince William County prides itself in being a pro-business community and a leader in developing policies that support the growth and expansion of this important industry."

The Manassas data center campus is not Stack's first development in Northern Virginia, according to the Washington Business Journal. The company also has developed a 180,000-square-foot, 18-megawatt data center in Sterling.
