Unless they are volunteers, not many people will say they’ll work for free for you, but as an agent who often represents buyers, I can. How? Well, as a buyer’s agent, my job is to negotiate the best terms and price for the buyer. But I don’t earn commission from the buyer. I earn it from the seller. That’s why buyers get the best deal in town when they work with me!
Here’s the process in Virginia. As my client, you sign an Exclusive Buyer Agency Agreement that outlines my services, how I am compensated and how I work with the seller’s agent. This agreement says you will work with me exclusively, you will not call other agents to see properties, you will not give personal/financial information to other agents and you will let me know what your deal makers and deal breakers are. What do you get in return?
- I show you all the properties you are interested in that fit your budget and needs.
- I protect your financial information.
- I negotiate the best price and terms for you.
- I connect you with service providers who best suit your needs (e.g. inspectors, lenders, home warranty companies, etc.).
- I provide personalized service always with you, the buyer, in mind.
