Ladrey Redevelopment With More Units Presented To Alexandria Community

ALEXANDRIA, VA — The latest site plan for the redevelopment of the Ladrey high rise into a shorter building with more units was presented to the community Tuesday.

The Alexandria Redevelopment and Housing Authority is partnering with developers Winn Companies and IBF Development to redevelop the 11-story, 170-unit Ladrey High Rise at 300 Wythe Street in Alexandria. The building largely serves seniors and people with disabilities, and existing residents would have the chance to return to the new building at the same rent level.

The proposal calls for demolishing the Ladrey high rise and a housing authority-owned office building at 600 N Fairfax Street. Those buildings would be replaced with an L-shaped building with varying five-story, six-story and seven-story parts. The existing 170 affordable units would be replaced, and another 100 units would be added for households with 60 percent to 80 percent of the area median income.

Ladrey residents have contributed to the concept plan. According to the development team, residents had shared concerns about the current non-ADA compliant building having limited accessibility features and maneuvering clearances, as well as outdated appliances in units, limited storage in units, no in-unit laundry, small unit sizes, and inefficient central air conditioning and heating systems.

The building would provide about underground 118 parking spaces and 107 bicycle spaces. Electric vehicle spaces would be included.

Amenities at the community could include rooftop space with waterfront views, park space lounge, meeting room, break room for health aides and exercise room. Site plans indicated plans for a corner park at North Fairfax and Wythe Streets and pocket park at North Fairfax Street next to an art wall.

Construction may begin no earlier than 2025 due to the anticipated length of the city review into 2024. If construction begins in 2025, the estimated completion date would be in 2028.
