Hundreds Of Homes Planned For New Mixed-Use Property At This ALX Metro Station

ALEXANDRIA, VA – The Washington Metro transit system has issued a request for partners to help develop a Metro-owned property next to the Braddock Road Metro Station into a “mixed use, transit oriented” development.

The announcement, released Thursday, seeks a qualified development team to transform a 3.4-acre property into a development with housing, retail and other amenities.

Metro says its vision is “a connected, walkable destination with active ground-floor amenities, inviting public spaces, and strong pedestrian and bicycle connections to the station and surrounding neighborhood.”

Metro predicts the property could support approximately 420,000 square feet of development and up to roughly 380 residences and 21,000 square feet of retail.

In the release, Metro General Manager and CEO Randy Clarke said, “We are looking for a development partner with the creativity, experience, and financial capacity to deliver a project that strengthens the station, supports Alexandria’s growth, and creates long-term value for Metro and the region.”

The Braddock Road Station is served by the Blue and Yellow lines and multiple Metro Bus routes. Any developer of the property would also be directed to improve the station’s bus loop and drop-off areas, the release said.

The City of Alexandria is in the midst of its own improvement project on Braddock Road, with the aim of making the route connecting the Metro station with schools, trails and nearby homes and businesses safer and more efficient.

Metro partners with private-sector developers and investors through its Joint Development program. In 2022, the transit system announced a 10-Year Strategic Plan for Joint Development, which established a goal of advancing 20 joint development projects by 2032.

Its tracker shows nine completed projects between 2022 and 2025 creating more than 1,500 residential units. Two of the projects, the Metro Virginia Office and The Aventon, are in the Alexandria area.

ALX Now reports that residents near the area expressed concern about possible flooding and traffic disruptions if the site is redeveloped and neighbors were split on the project.
