TideLock Office-To-Residential Conversion To Begin Construction

An office-to-residential conversion will introduce apartments and condos with a pedestrian connection to TideLock Park.

ALEXANDRIA, VA — An office-to-residential conversion in Old Town North will soon begin construction, according to the Old Town North Alliance.

The TideLock project at 1033, 1055 and 1111 North Fairfax Street will replace three office buildings with a mixed-use development. The office-to-residential conversion reflects a trend of declining demand for office space and continued demand for residential space. The TideLock project had been delayed from the COVID-19 pandemic.

The three office buildings dating back to 1983 were previously home to the American Physical Therapy Association, which is now headquartered in Potomac Yard. The new mixed-use development will have 169 rental apartments, 65 luxury apartments and 7,000 square feet of space for retail and arts. Eleven of the apartments and four condos will be dedicated affordable housing. Most of the apartments will have Potomac River views, and there will be a pedestrian promenade to TideLock park as well as public art and a historical interpretive display. The community will be LEED Silver certified.

The mixed-use development project is a joint venture of Community Three and Whitaker Investment Corp. and will have Clark Construction as its general contractor. Construction is expected to be completed in January 2026.
