25 Reston Locations Would See Huge Developments Under Amendment

Fairfax County has sent a letter to the Reston Association justifying a proposal to increase population density limits in Reston.

RESTON, VA — A controversial amendment that proposes boosting the limit on people per acre in Reston's Planned Residential Community (PRC) area would involve dramatically boosting population density in 25 locations around Reston.

The amendment proposed increasing the people-per-acre limit from 13 to 16, allowing for an additional 18,737 to move into the Reston PRC over time. Density currently stands at about 11.9 persons per square acre.

In addition, the amendment would pave the way for approving individual developments with more than 50 dwelling units per acre at 25 spots around Reston, particularly at Reston Town Center and other village centers.

Fairfax County sent a letter to the Reston Association Board of Directors explaining the justification for the proposed amendment, and included a map of the proposed high-density locations in Reston, which is posted above.

A community meeting will be held on the issue Sept. 25 at 7 p.m. at Lake Anne Elementary School.

"The Reston Association is in the process of analyzing data provided to determine what increase to the overall residential density cap is reasonable and necessary to support the land use recommendations of the Reston Master Plan," said Kelsey Steffen, planner for RA, in a video for the association.
