485-Unit Luxury Apartment Complex Proposed For St. Francis

The Lake Michigan-adjacent development would include hundreds of multi-family apartments with numerous amenities, proposal documents say.

ST. FRANCIS, WI — A 485-unit luxury apartment complex was proposed for a site next to Lake Michigan in St. Francis.

Campbell Capital Group, LLC, proposed the apartment complex to be constructed in two phases at 3700 South Lake Drive. The location is adjacent to similar apartment developments, including the recently completed Lakeshore Commons project.

Proposal documents say the first phase would include 285 luxury apartments within a 4 and 5 story building with under-podium parking. The developer said the design allows for views of Lake Michigan as well as downtown Milwaukee.

The second phase would bring 200 additional luxury apartments in a similar building with similar parking. The development would also create 12,000 square feet of commercial and retail space across both phases, proposal documents indicate.

Milwaukee Business Journal reported that, pending approvals from the city, construction could begin as early as summer 2022 with apartments opening about a year later.

The developer said benefits to the city could include an increased tax base alongside the creation of an "upscale community for those wising to live, work and shop in the City of St. Francis."

The apartments would offer upgraded interior features, controlled entry gates, a two-story clubhouse and leasing center, a resort style pool, a fitness room and private courtyards. The complex would consist of rentals, but the developer says it will be built with the finish of a condominium.

Each unit would be about 750 square feet, proposal documents said.
