Condo Project, Heritage Tree Felling On Healdsburg Workshop Agenda Tonight

Plans for large scale condo project with heritage tree cuts is on the agenda tonight at a Healdsburg Planning Commission public workshop.

HEALDSBURG, CA — A local developer will be outlining current plans for a new four-unit condominium project on West Grant Street at the Healdsburg Planning Commission tonight.

The workshop is open to public comment and informal feedback before any official actions are planned.

The applicant aims to build two buildings with attached ground-level garages and related site improvements on a 0.75-acre vacant lot — about half a football field — at 156 West Grant St. The property slopes toward Norton Slough and includes a Habitat Preservation Area and three heritage trees slated to be removed.

The developer previously held a neighborhood meeting about the "Willows Condominiums" in January and mailed notices to surrounding residents and property owners within 300 feet, according to a staff report.

Entitlements under consideration include a tentative parcel map, major design review, habitat preservation area modification, and heritage tree removal permit.

The workshop is intended to air design concepts, neighborhood compatibility, and environmental considerations. The public will have an time to comment before commissioners offer non-binding guidance.

Following the workshop, the applicant can revise the plans before formally submitting them for review, which will include a comprehensive analysis of compliance with Healdsburg's general plan, as well as the Grove Street Neighborhood Plan, and land use code.

City planners emphasized that no environmental review is required at this workshop stage under the California Environmental Quality Act, as no actions are involved at this phase. The proposal is privately funded, according to staff reports.
