Homes Are Selling In Healdsburg

A total of 49 homes have sold in the Healdsburg market in the past 60 days. The Healdsburg market does include the Geyserville area.

That is not bad considering that “the sky is falling,” according to national news sources. It is not the best, but there are significant sales.

Please note that the most popular price category historically for the Healdsburg area is the $800,000 – $1,200,000 range, and that is the hardest hit.

The sales are as follows;

Under $300,000: 10 Properties Sold

$300,000 - $500,000: 16 Properties Sold

$500,000 - $800,000: 13 Properties Sold

$800,000 – 1,200,000: 3 Properties Sold

$1,200,000 – 3,100,000: 8 Properties Sold

With the rest of the real estate market in Sonoma County languishing, it makes you think, why is Healdsburg real estate so darned popular?

Schools are one big reason.

At last week’s meeting of thewe were addressed by the Healdsburg Unified School District Superintendent Jeff Harding.

“We are proud that we have made such great progress in such a short time,” Harding said.

"I looked at real estate fliers over the past several years --- four years ago, none said 'great school district,'" Harding said. "Almost all the fliers boast about the schools now.

”This year, we are not accepting inter district transfers,” he said.
"That means that if you want your child in one of our superior Healdsburg schools, you have to live here, period."

Land is another factor.

People from outside the area have a
hard time understanding is that we have very little land and homes available in Healdsburg.

It is deceiving, because we have miles and miles of grapevines, a huge buffer of riparian land around the town called the Russian River, Fitch Mountain just sits there unused (it is protected against development) and we have a lot of empty lots just sitting unused.

A Sense of Community.

We are a great community. It comes
across to our visitors and they want to be here.

It is an affluent area where you do not have to place your children in private schools. It is an affluent area where the rich know a lot of the Mexican day workers that are usually at the Plaza -- and know them on a first name basis.

It is a place where one of us gets sick and we all show up for the blood drive. It is a place where …ad infinitum
