Selling an Orange County Home - What Not to Do

When a home is over-priced, buyers will move onto a home that is within their budget. This alone may determine if your home sells.

There’s no shortage of information out there when looking for tips on selling a home. Google it and you’ll find just what you’re looking for. However, many sellers wonder what they’re doing wrong and especially so if their home isn’t selling. The good news is that it’s not necessarily your agent, you, or in some cases even your home. Let’s consider what can go wrong when selling a home.

The Homes Condition

Many sellers wonder why they should fix up a home for the buyer. After all, they’ve lived in the house for years and it’s been good enough for them. So why should they make their house shine when they won’t benefit? Take a look at your competition. If their home is move-in ready and comparable to yours, the buyers will choose their home every time. If you put yourself in their shoes, you would do the same thing.

Why Use Professional Photos

Sellers decide not to use a professional photographer. The cost is more than they want to spend. Besides, a digital camera will produce a pretty good picture. Right? Not so fast. Much of your home’s exposure will be on the internet. Many sellers are opting to use a photographer who can shoot wide angle, professional looking photos. Make sure your house shines online along with your competition’s home.

Price It to Sell

If you are stuck on a price because you just know it’s worth it, you may be working against your own best interests. I understand that you want to net the highest possible price when selling a home, and I want that for you. However, when a home is over-priced, buyers will move onto a home that is within their budget and that compares to your home. If you put yourself in their shoes, you would do the same.
