Marin Braces for Property Value Decrease from Stack-and-Pack Housing

Predictions by some that proposals for higher-density, more affordable housing projects in Marin will affect housing prices could turn into a self-fulfilling prophesy.

The Marin Association of Realtors voted this week to add a new topic to its 15-page list of disclosures and disclaimers: "housing developments." Local Realtors show the list to buyers and sellers of real property before closing deals in order to absolve themselves of legal liability should a buyer or seller suffer remorse.

The new disclaimer states: "From time to time, the county, cities and towns of Marin identify areas of Marin for possible housing developments. Buyers and sellers should get information from their local governments about these housing developments. Real estate brokers and their agents are not responsible for investigating or identifying properties which may be rezoned or affected by future housing developments."         

On Wednesday, the Marin Association of Realtors' president-elect, Blaine Morris, announced that the association is strongly opposed to Plan Bay Area, a new long-range, land-use blueprint for the Bay Area that seeks to focus future housing development along transportation corridors.

"We are quite concerned about the impact the plan will have on the right and ability of those of us who live in Marin to have the final say on the goals, rules and regulations that affect our community," said Morris, a Realtor with Frank Howard Allen.
