Selling Your House—Successfully

Trying to sell your home?  In today's economy, it is essential that you set your house up for success to sell.  According to Money magazine, home prices are still dropping and they dont expect things to turn around soon. They foresee another 9 months to clean up the 3.5 million homes already listed today. 

Basic advice:

1)  Price it right.  The first 2 weeks is the most important time in the marketing of your home.  Undercut your competition. 

2)  Hire a good "stager", within your budget, to stage your home so visitors can imagine themselves in that home.

3)   If your home sits on the market for more than 30 days without a ratified contract, slash the listed price by at least 10%.

4)  "Give back" something to the buyer.  Since these are tough times and most buyers are barely making ends meet, offer to pay their closing costs.  Pay for their 1st years property tax, association dues, first plasma tv, or even a $5000 credit for them to do as they wish. 

Step back and put yourself in the shoes of a buyer.  What would it take for you, the buyer, to buy your house?    We often forget what we went through ourselves.  In today's real estate market, you have to do what is necessary to be successful in your goal, selling your home.   Good luck.
