Community Invited To Valley View Senior Homes Grand Opening
American Canyon Mayor Leon Garcia and project funders will be on hand to celebrate the completion of 70 apartments and cottage-style houses.
From the City of American Canyon: On Monday, July 8, 2019, the City of American Canyon and Satellite Affordable Housing Associates (SAHA) will celebrate the grand opening of Valley View Senior Homes. The community is invited to attend a celebration beginning at 10:30 AM at 1 Natalie Lane. Scheduled speakers at the 11:00 AM ceremony, include Mayor Leon Garcia and project funders.
Valley View Senior Homes is one of 17 projects in California that received the first round of funding through Proposition 41 and the Veterans Housing and Homeless Prevention Program. The community consists of 70 apartment and cottage-style homes, all of which will are affordable to very low and extremely low-income seniors and veterans aged 55+.
The new residents, who moved into their new homes in April and May, enjoy a beautifully landscaped community that incorporates the highest standards of green building and sustainable design as well as a robust selection of on-site services and activities to support wellness, independent living, and aging-in-place. Amenities include a one-story Community Clubhouse with double-height vaulted ceilings, a large dining room with adjacent full kitchen facilities, a lounge area, craft room, computer lab, and a laundry room. The adjoining terrace and games court offer views of the community, making it a natural gathering place, and the nearby community garden area contains ample planting beds.

The Veterans Health Administration provides medical treatment, substance abuse and mental health counseling, and on-site case management for the veteran households. SAHA will provide a variety of on-site programs to senior residents including computer training, health management and preventative screenings, exercise classes and walking groups, a gardening club, and other weekly social events.
According to SAHA Executive Director Susan Friedland, "It's not just dense cities that need affordable housing. Suburbs like American Canyon offer a great environment for aging seniors and veterans. Valley View will be a vibrant community that complements the character of the existing single-family neighborhoods while achieving a density that promotes financial feasibility and long-term operational sustainability."

Financing for the project came from a mix of local and State funds as well as tax credit equity and private debt. In addition to the City land contribution, the financing plan included funds from the Federal Home Loan Bank AHP program, 4% tax credit equity, Veterans Housing and Homeless Prevention Program, City of American Canyon, County of Napa, The Home Depot Foundation, The Peter A. and Vernice H. Gasser Foundation, and a Section 8 increment loan and conventional mortgage.
