Newport Beach, Calif. A young family relocating from Canada has purchased 3312 Ocean Boulevard for $6.5 million and 3320 Ocean Boulevard for $13.75 million with plans to renovate 3312 to combine the two lots into one luxurious property.
The combined parcels will create one of the longest lots on Ocean Boulevard with an 180‑degree, unobstructed ocean view. The house purchased at 3320 is a speculative Cape Cod-style home that is 7,130 square feet in size on a 6,098-square-foot lot. It boasts six oversized bedroom suites, luxurious décor, a rooftop deck, lush outdoor living spaces and more. The family plans to redevelop the neighboring 2,864‑square-foot home, which was built in 1948, into an amenity‑rich oasis complete with a pool, pool house and sculpting studio.

Because the family was moving from Canada, Brandes suggested looking at properties with a view, increasing the price range to $5-$7 million.
The family found the 3312 Ocean Boulevard property listed online and entrusted Brandes to tour the property on its behalf to make a recommendation. The family agreed to purchase the home and closed on it in eight days with a planned transformation into a custom Cape Cod-style estate. Next door, the 3320 property was listed for sale while under construction, showcasing the same East Coast luxury.
Brandes recognized the opportunity for the growing family and, following the sale of family’s video game development business, suggested the purchase of the speculative, fully furnished home next door. Recognizing the opportunity for customization and growth in a prominent location, the family purchased the second home for immediate move in. The fusion of the two properties will begin this summer.
