Because California’s economy continues to outperform the rest of the country, the California Association of Realtors predicts that the 2017 real estate market will continue to see modest gains.

This is following a slightly down market in 2016, in terms of number of units sold, which is due to continued low inventory and price increases sending many buyers to more affordable areas. However the median price is expected to increase to an expected $503,900 by the end of 2016.

As for 2017, number of units sold is expected to post a modest increase of 1.4 percent, as well as a 4.3 percent increase in the median home price to $525,600.

Some of the more affordable areas, such as the Inland Empire and the Central Valley will see more units sold than the higher priced San Francisco Bay Area and other urban coastal centers. The Bay Area median home price is expected to increase by more than 6 percent in 2016 and 2017, bringing the median price to $833,600 in 2017. The downside to this is that salaries do not keep pace with the increased real estate prices and so the percentage of Californians who can afford to buy a home is down to 29 percent.
