Anian Tunney, ranked 129th in the Nation by REAL Trends the Thousand in July 2015, discusses why half of retires don't downsize as expected.

Anian Tunney, Piedmont CA real estate agent broker associate with The Grubb Company in Oakland, CA says, “Yes, it is a common belief that when people are ready to retire, that they will sell the home they raised their family in, move to a smaller home to reduce their home maintenance overhead, and even leave the area to move to a more affordable location. We are not seeing that however. Many local homeowners want to have the space to host friends and family in their homes, and even if they do move to a new location, they still want homes large and inviting enough to accomodate family and friends visiting from other parts of the country.” Anian goes on to say, “Additionally, couples and individuals who have spend most of their adult lives in their community, with long time friends and associates, are reluctant to leave and start over socially.

One option available to retirees is to sell their home and move to a nearby community which caters to a luxury lifestyle that many retirees desire, offering country club living, reduced maintenance responsibilities, yet with nearby golf, swimming and other outdoor amenities, and opportunities to maintain existing friendships and start new ones.

According to the Merril Lynch report “Home in Retirement: More Freedom, New Choices” a study conducted in partnership with Age Wave and published in July 2015 (1), 61 is the median age where a person’s choice of where they want to lives goes from where they need to live for job and family reasons, to having the freedom to choose where to live based on interests and lifestyle. Four out of five Americans 65 years of age and over own their own homes and more than 7 in 10 have fully paid off their mortgage. Some of the reasons retirees choose to move include wanting to be closer to family, wanting to reduce home expenses, change in health status, and change in marital status. Empty nesting and wanting the cash from the sale of the home are the lowest ranked reasons for wanting to sell their home and move to a different location.

The regions considered most desirable to relocate to are: the South Atlantic, which includes Florida, the Mountain region which includes Arizona and Colorado, and the Pacific region which consists of California, Oregon and Washington. The highest rates of satisfaction in these areas for cost of living are Mountain and South Atlantic. Among the highest rates of satisfaction with the weather are also Mountain and South Atlantic regions.
