Berkeley Home Sales Rank Number 1 in Bay Area for Selling More Than Listing Price According to Estately

The real estate search site Estately.com is reporting that Berkeley, more than any other city in the San Francisco Bay Area, has homes which are being sold for amounts substantially more than the list price, as much as 90.9 percent in December 2016, while in December 2016 it was 74.1 percent more than the list price. There are two factors at play here, depending on your perspective. Ryan Nickum, a marketing manager for Estately.com, says that this is an indication of rising popularity for the area, whereas critics site that Realtors may be setting prices much lower than the estimated value to spark demand and multiple offers. It is a good idea for buyers to be aware of this customary selling practice as they enter the market.
Berkeley has a lot of appeal to home buyers in the Bay Area, including lower price points than San Francisco, along with great schools, cultural diversity, and a high demand for rental properties.
