Continued Rising Demand and Supply Constraints in Nationwide Housing Market

Home prices continue to rise nationwide, with the West seeing the highest gains.

According to the Morningstar article, “U.S. Home Prices Jump as Supply Pinch Plays Out -- Update” (1), housing prices across the country rose 5.2 percent in the 12 months ending in March, 2016. The article points out that while nationwide home prices have been volatile for several years, 2015 showed a steady growth rate of over 5 percent.

The improvements in the labor markets do support this steady price increase, and the improving real estate market is good for the economy as residential construction starts began in 2016 at the fastest pace since the end of 2012.

Home buying has also been supported by historically low mortgage rates. Freddie Mac says that that the 30 year fixed-rate mortgage for the week ending May 26 was at 3.64 percent.

Of course, the hottest market is here on the West Coast, with Portland, Seattle and Denver posting year-over-year growth rates of 12.3 percent, 10.8 percent and 10 percent respectively.
