East Oakland Housing Market Is Becoming Highly Desirable

The East Oakland neighborhoods located east of 66th Avenue and below Interstate 580 are starting to see increased demand and higher prices. In fact, Zillow’s January 2016 predictions for the top 5 neighborhoods in the Bay Area incuded three in East Oakland; Havenscourt, Arroyo Viejo and Cox. This is according to an article in the East Bay Times entitled “Sizzline housing: Deep East Oakland Lures Bay Area Home Buyers.” (1) It is one of the few areas left in the Bay Area where homes are available for under a half million dollars.

One of the newest residents is 59 year old Rob Zabrony, a chef at the Hayes Street Grill restaurant in San Francicso, who had been a renter for many years in San Francisco and in Oakland’s Laurel district, but who had been priced out of those markets. He and his husband tried to purchase a home in the Fruitvale district, but were out-bid. They were able to purchase a home in the Durant Manor neighborhood. They wanted to find a home with character and that did not need extensive remodeling in their price range of under a half million dollars. Their new home is a Spanish-style home with some of the original fixtures, but has also been updated. The home’s location is convenient to BART which Zabrony takes to work in San Francisco.

The area is coming full-circle in terms of demographics based on race. In the mid-1960’s, many of these neighborhoods consisted of mostly white families. Over the years, the demographics changed to African-American and Latino families. Now, the demographics are shifting back to white residents. The down-side of this shift is many families who have lived there for many years as renters, are now being priced out of the area because as owners put their homes up for sale, the current residents are not able to find other rental properties at comparable pricing, such as $1000 per month for a small home.

Councilman Larry Reid, reports that the areas from 98th Avenue to San Leandro is the hottest part of his district and that there are several new housing constructions projects expected to start soon. Reid expects that East Oakland will change a lot over the next three years, making now a good time to enter the market.
