Former Sherwin-Williams Paint Factory in Emeryville Considered for Multi-use Housing Project

The proposed housing project, slated for the former Sherwin-Williams paiint factory, located in Emeryville is getting closer to final approval. (1) The site is located within Horton Street, Sherwin Avenue and the Union Pacific Railroad tracks. So far, the city has approved the 10 acre project site plan, and the planning comission scheduled to vote on the project in March. There are no reports on whether or not the commission approved the project.
If approved, the project will have 500 housing units. Final approval is scheduled for the end of 2017. Lennar Multifamilies Communities is the developer, along with Thompson Dorfman and srmERNST. The development will be a mixed-use complex, with office space and retail space, and will be built around an existing warehouse, to give the development a local feel, and capture the historical feel of the surrounding neighborhood.
An article in the “E’ville Eye” an Emeryville focused blog (2) reports that the site is also being considered as a new home of the Oakland A’s. But with housing affordability such a critical issue in the Bay Area, highest and best use analysis may show that new housing for the area will have more long-term value than a new baseball stadium. Recently sold is the fantastic English Tudor located at 123 Wildwood Gardens, offered at $4,195,000.
