Oakland’s “Hot” Neighborhoods Seeing the Highest Appreciation

Gentrification is one word that could be used to describe the value appreciations predicted by Zillow for East Oakland neighborhoods such as North Stonehurst, which is next to San Leandro, St. Elizabeth, located in the middle of the Fruitvale district, the HIghland neighborhood, also bordering San Leandro, Columbia Gardens which is lcoated in the Elmhurst District, and Lockwood-Tevis, also in East Oakland. Oakland housing is less expensive than San Francisco, but all Bay Area neighborhoods have seen substantial value appreciation in the past several years. Because of this, neighborhoods adjacent to desirable neighborhoods start to become more attractive as more and more people are priced out and want to stay in the Bay Area. So families purchase homes, fix them up, new businesses move in and gentrification brings higher values to these neighborhoods. This is what East Oakland is now experiencing, making properties here an attractive investment for location and higher than average appreciations possible over the next several years.
BART makes it relatively easy to live in Oakland and commute for jobs in San Francisco or down to the Pleasanton/Dublin tech hub. The investments into these previously neglected neighborhoods benefits the city as a whole, according to Bill Keller, CEO of Oakland-based Community Bank of The Bay. San Franciso has seen similar gentrification in its previously neglected neighborhoods and now most all of San Francisco is highly desirable with values to match.
