Oakland’s Tallest Building Approved by Planning Commission

KTVU is reporting that the Oakland Planning Commission voted in April to approve the construction of the tallest building to date in Oakland. (1) The building will be 40 floors and 400 feet tall and it will replace the parking garage currently located at 1314 Franklin Street, which is located diagonally across the street from the Tribune Tower, an historic landmark in downtown Oakland. The property will be mixed use, with retail space and 634 residential units. Also planned is 27 to 54 low income residential units.

Oakland’s mayor, Libby Schaaf, was quoted as saying, "We must build new housing to accommodate new residents. Otherwise competition for existing units will result in newcomers forcing current residents out of their homes." Comments from the community are mixed, according to the article. The current parking lot has 520 spaces, which is conveniently located to local small businesses. The new structure will only ave 600 spaces, because the developer received a waiver on the requirement to have a minimum of one parking space per residential unit. So, 520 units will be lost, and competition for other parking will increase, and locals fear that parking costs will go up because of the shortage.

The developer is Carmel Partners, which is headquartered in San Francisco, and according to their website, are entrepreneurs and multi-family real estate experts. Recently sold in Piedmont is 20 Bellevue Avenue, Piedmont, offered at $3,895,000.
