San Francisco Bay Area Rents Trending Down in Some Cities
Anian Tunney, Piedmont CA Broker Associate says Oakland not seeing the downward trend in rents.

According to Abodo, an apartment rental search website, rents in San Francisco and San Jose have starting trending downward, after many years of increases. For example, a typical bedroom apartment in San Francisco saw it’s rent go from $3,950 to $3,700, a drop of 6 percent from August to September, 2016. In San Jose, the drop was a more dramatic 12 percent, from $2,790 to $2,455.
However, Oakland has not yet shown this downward trend. From August to September the rent for a typical apartment went from 2,254 to $2,299, a 2 percent increase. However, the rate of rent increases has slowed from 7.2 percent and 13.7 percent in the previous two quarters respectively.
Incomes have gone up dramatically and some believe that Oakland is still playiing catch-up with the Peninsula and San Francisco. However, if the new trend continues, it could indicate that renters are reaching their maximum rent-paying capability for Oakland as well.
