Building an ADU for Seniors

When families start planning an ADU for aging family members, these three terms come up a lot: accessible, aging in place, and ADA-compliant.
They’re often used interchangeably, but they actually mean very different things.
👉 Accessible: This usually means thoughtful design choices that make daily life easier and safer like single-level layouts, open floorplans, slip-resistant flooring, and lever handles. These aren’t strict code requirements, just smart design decisions that support comfort and mobility.
👉 Aging in Place: This is both a design philosophy and a California code requirement for new homes. It focuses on creating a home that can adapt as mobility changes over time. For example, homes must include a bedroom and bathroom on the entry level and doors wide enough for easier movement.
👉 ADA-Compliant: This follows the detailed standards set by the Americans with Disabilities Act. It includes features like wider hallways, curbless showers, accessible counters, and space for wheelchair turning radiuses. Most ADUs aren’t required to meet full ADA standards, but some families choose this level when accessibility needs are immediate.
