Requirements change, so confirm the current ones with the City of Commerce City rather than relying on what a neighbor did five years ago.
If your neighborhood has an HOA, that is a third track running alongside the other two. Architectural review boards often have their own rules on height, material, and color, and approval from one does not substitute for the other.
None of this takes long. A plat, a phone call to the city, and a conversation with the neighbor before anything gets built will resolve nearly everything.
