Sellers - don't sit by the phone, if they're interested, they'll call...

When you show it and they don't call (back)@&!!

I applied this philosophy when I was single and dating, and I try get my Sellers to understand it - to accept it - when their house is on the market.  It's natural after a first date (showing) to get a little anxious, to sort of sit by the phone for the call back that they are interested in you(r house).  It's what we're wishing for, hoping for; it's what we might need! But truly, if they are interested in you or in your house you will get a call back, and promptly, with a request for a second date (showing). As a Seller's Agent, I do whatever I can to track down the Buyer Representative to get feedback, to find out what their client's interest level is (if they have any interest at all), to learn about any objections or questions. Sometimes I feel like I have to hound agents to get information. After a reasonable number of attempts it just seems to make sense to stop chasing that particular buyer down. It's so difficult for a Seller to not hear feedback and frankly, it annoys the nail polish off me when I make several attempts, leave several messages, texts and emails for the Buyer Rep and don't get the courtesy of a call back! It's a reminder of an unpleasant memory of when I was single, and it's one I am ready to forget! When a Buyer sees a house that they want, normally their agent is chasing me down for information - to find out if there are other offers, if there's been a lot of showing activity, to obtain the property disclosures and other information that I've collected about the house as part of my standard listing procedures.  There's nothing better than an immediate call back for information.  Actually, there's nothing better than a call back, period, even if the feedback is negative.  There's just nothing worse than having nothing to share with your Seller after they have gone out of their way to get the house ready, pack up the kids and pets, wash the windows! I guess as much as I hate to admit it, it's the way of the world these days, people just don't seem to care about doing what's right and polite...So, if you are out there as a Buyer, when you see a house, give your agent some feedback and ask that they share it with the Seller's Agent. And if you are a Buyer Rep, get on the stick, show some professional courtesy and get back in touch with the Seller's Agent.  I  am sure you've received calls/emails/texts/fb messages requesting your feedback!  It's just a way of saying "Thank You" to the Seller and Agent for taking the time to show you the property.
