Greenwich P&Z to Review 18-Unit Housing Development
Here's a preview of Wednesday's Greenwich Planning & Zoning Commission meeting.
GREENWICH, CT — Greenwich’s Planning and Zoning Commission is scheduled on Wednesday to consider several residential development proposals, including an 18-unit housing development with affordable units on Davis Avenue and Home Place.
The commission will hold a virtual meeting Wednesday, May 27, beginning at 4 p.m. via Zoom.
One of the items on the agenda involves an application from TPF Home Builders LLC seeking final coastal site plan and special permit approval for a residential redevelopment project spanning multiple parcels at 368, 376 and 382 Davis Ave./8 Home Place and 18, 20 and 22 Home Place.

The proposal calls for consolidating six parcels into one lot and constructing nine residential buildings while renovating two existing buildings to create 18 dwelling units, including four affordable housing units. The application also includes plans for parking, stormwater systems, retaining walls and landscaping.
The commission also is scheduled to review an application from 129 Hamilton LLC to convert an existing two-family residence at 129 Hamilton Ave. into a three-family residence with a lower-level assisted housing unit under Connecticut’s affordable housing statute.

Another decision item concerns a proposal from 22 Shoal Property LLC to construct a new single-family home with associated site improvements at 22 Shoal Point Lane in the coastal overlay zone.
The public hearing portion of the meeting includes an application from Luis Morocho seeking approval for a new two-family residence at 19 Livingston Place, including a driveway, parking, stormwater systems and related site work.
Commission members also are expected to hear an application from Sherwood Farm LLC involving reconstruction of a previously fire-damaged cottage at 10 Sherwood Ave. for storage and office space connected to an existing commercial nursery operation.
Another public hearing item involves a proposal from Adam and Sarah Dolder to construct an addition to a pool house at 407 Round Hill Road, creating an oversized accessory structure on the property.
An application for a proposed six-unit residential development with one affordable housing unit at 43 Old Post Road 2 has been postponed, according to the agenda.
During the regular meeting, the commission is expected to discuss a pre-application review from First Presbyterian Church of Greenwich regarding a proposed indoor playground addition and associated site work at 37 Lafayette Place.
The agenda also lists several previously heard or posted applications that are expected to return at future meetings, including a proposal for 44 residential units at 1 East Weaver St. and an accessory dwelling unit proposal at 66 Cherry Valley Road.
