New Plans Filed For Former Manchester Sam's Club Building

MANCHESTER, CT — A company that recently located to Connecticut from New York City wants to take over the former Sam's Club building in the Buckland Hills section of Manchester.

Municipal officials said this week that a PZC application has been submitted for a special exception change of use permit for the 139,145-square-foot-building at 69 Pavilions Drive to become a "wholesale trade and storage warehousing" unit.

The former Sam's Club has essentially been vacant since 2018.

The proposed tenant is Clancy Relocation and Logistics, which has relocated to Danbury from New York, according to the plans. The company provides local, out of state and household moving services in New York and Connecticut and moving services for industrial moving, office technology relocations, "ongoing facility support," and "office decommissioning," according to the plans. Another aspect of the business is the storage, moving and installation of trade show fixtures, according to the plans.

The 558-space parking lot would be reconfigured for 108 automobile spaces (including right accessible spaces) and 78 truck-trailer spaces, according to the plans. A traffic study indicates the facility would generate between 5,650 to 7,458 fewer daily trips to the parking lot than Sam's Club had. On a daily basis, between 10 and 15 trucks are expected to arrive or leave the lot between 7 a.m. and 6 p.m., according to the plans.

Initially, the site would employ 10 people, but that number could grow to 25 over time, according to the plans.
