Developer Pitches 200+ Apartments For Downtown Derby
The project proposal includes 9,000 square feet of commercial space.

DERBY, CT — A developer is pitching 215 residential apartments and commercial first-floor space in downtown Derby.
The developer is asking the Planning and Zoning Commission to alter the area of 23 Factory Street to a planned development district in order for the project to proceed, according to a meeting agenda.
“The approval of the proposed project would signal a new approach on the part of the community to engage in large scale development that revitalizes downtown Derby," developers said in a statement.

The application was made by Derby Downtown LLC and the apartments will all be market-rate.
Units will be split between two buildings. Amenities include a pool, health club, library, dog walking and grooming services, fire pits, bike racks, indoor golf simulator and community spaces, according to a press release from the developer.

There will be 9,000 square feet of street-level commercial space and covered parking for 140 cars. Developers are hoping to get approval by January 2020, which would allow construction begin near the end of 2020.
