PZC Approves Subdivision Planned for North Stonington Road

The Stonington Planning and Zoning Commission quietly approved permits for a subdivision planned on North Stonington Road on Tuesday night.

The planned 11-lot open space development subdivision at 615 North Stonington Road will sit on about 78 acres of land, 53 acres of which will be open space.

“We’re excited about this and hopefully the commission is as well,” said Patrick Gallagher of Allied Development Partners, the group that submitted the application.

According to Gallagher, the Avalonia Land Conservancy owns some of the adjoining property and Allied Development Partners is in discussions with Avalonia about continuing the walking trails.

Access to the open space will be available from Route 201.

Each lot of the subdivision will be at least 40,000 square-feet for homes that will range between 2,500 and 2,000 square-feet.

In addition to granting permits for the subdivision and groundwater protection the Planning and Zoning Commission approved waivers for the requirement the developer installs curbing, sidewalks and lighting.

Members of the Planning and Zoning Commission including Ben Tamksy said they felt that since the plan for the subdivision is to preserve the open space and rural feel of the land lighting wasn't necessary.

“I think the less lighting the better,” Tamksy said.

There was almost no public comment on the planned subdivision during the public hearing, which was continued from the PZC’s Feb. 5, 2013 meeting.
