New tech-forward industrial park breaks ground in Fort Myers

A local developer has broken ground on Phase I of The Hub at Daniels, a new 160,920-square-foot, five-building industrial park at Saddle Road and Halter Lane in Fort Myers. Phase I of the project includes development of Building 500 – a 36,900-square-foot building consisting of 18 units of 2,010 square feet each – along with infrastructure for the remainder of the park.

Developer Halter Holdings, LLC, has engaged Colliers’ Dan Miller and Dan Rockenstein as the exclusive leasing agents for the property. Naples, Fla.-based Phoenix Associates of Southwest Florida is the general contractor and designer. Building 500 is expected to be delivered in the first quarter of 2027.

The Hub at Daniels is designed as a Class A, technology-forward modern small-bay industrial park for service-oriented businesses, contractors, technology firms and other professional users. Located just east of the Daniels Parkway and Treeline Avenue intersection, the property offers signalized access via Halter Lane and is less than five minutes from Interstate 75 and Southwest International Airport, providing strong regional connectivity.

The Hub at Daniels is designed to combine high-quality industrial flex space with integrated technology and services. Units will include a 14-by-14-foot overhead door, a private restroom and full air conditioning, with interior clear heights ranging from about 17 to 34 feet – unique to industrial properties in the immediate area.

Leasing for Building 500 is currently underway, with construction of the additional buildings expected to follow as the first phase gains leasing momentum.

The development offers optional in-house design-build services, including expert budgeting support to help tenants evaluate and plan their build-outs, along with turnkey project delivery for tenant improvements. The project also emphasizes community and collaboration. Through “The Hub Community” portal, tenants will have the opportunity to promote their services to neighboring businesses within the campus.
