Colliers facilitates $8.3 million sale of 109 acres in New Smyrna Beach, FL

KB Home will build 166 homes on Rolling Hills development site

Colliers | U.S. has announced the sale of Rolling Hills, a 109-acre, fully entitled residential development in New Smyrna Beach, FL, for $8.3 million. KB Home Orlando purchased the property, located adjacent to Sugar Mill Country Club and less than 5 miles from the beach, and plans to build a 166-home residential community.

David Calcanis of Colliers represented both the buyer and seller, Sugar Mill Partners, Inc., in the transaction. KB Home is one of the largest and most recognized homebuilders in the United States, operating in 42 markets across eight states.

"Rolling Hills represents an exceptional opportunity to develop a premier residential community in one of Central Florida's most desirable coastal markets," said Calcanis, executive vice president at Colliers. "The property's combination of golf course frontage, natural conservation areas and proximity to New Smyrna Beach creates a highly desirable setting for future homeowners."

The neighborhood will feature single-family homes with 25 homes featuring frontage on the first and second hole of the Sugar Mills Country Club golf course. The developer is in talks with Sugar Mills Country Club to offer reduced membership for homeowners.

Colliers worked with the seller to navigate the entitlement process for the community, resulting in a fully approved and engineered residential community ready for development. The national housing shortage and increased demand in New Smyrna Beach also drove demand for the parcel.

“This transaction is certainly reflective of the continued strength in Florida’s residential land market,” said Calcanis. “We are seeing increased interest from national homebuilders seeking well-positioned, shovel-ready development opportunities. KB Home expects to begin selling homes in Rolling Hills in early 2027. The community is expected to appeal to buyers seeking an upscale lifestyle with convenient access to beaches, recreation and nearby amenities.
