Alpharetta Leaders Approve Townhome, Office Building Rezoning

The development would be situated on the south side of Old Milton Parkway east of Haynes Bridge Road.

ALPHARETTA, GA -- The Alpharetta City Council last week approved a request to build an attached residential development with an office building.

The council voted unanimously at its May 23 meeting to approve a request by the Providence Group to rezone roughly 7 acres located on the south side of Old Milton Parkway east of Haynes Bridge Road from R-12/O-I to downtown live work (DT-LW) to build 49 attached, for-sale townhomes.

Both city staff and the Alpharetta Planning Commission recommended approval of the request.

Along with the residential component, the development would include a two story, 14,000-square-foot office building. The property, which is situated in the city's Downtown Master Plan area, currently contains three homes that were built in the 1970s.

A bank and post office sit to the north of the land in question. The property to the west is zoned R-12 while the land to the east is zoned O-I. The area to the south is R-4A and is home to the Haynes Park townhomes.

According to staff analysis, a study of the area shows the demand for residential townhomes over the next five years in the area to range from 185 to 210 units.

Since the master plan's adoption, the city has approved 186 townhome units, and there are 180 either under construction or approved several years ago but have not been built.

The approval of the Providence Group's application would bolster the number of approved townhome units from 186 to 235, the city notes.

Council members approved the application with a number of stipulations, some of which include:

  • A maximum of 30,000-square-feet office shall be permitted and a maximum of 49 townhomes on the property;
  • An approved site plan must show that outdoor amenity spaces make up at least 10 percent of the land area per the Downtown Master Plan;
  • Sidewalks must be constructed on both sides of the internal street, with street lights and decorative lighting;
  • Provide a sidewalk connection from the office building to Old Milton Parkway and provide pedestrian fixtures throughout development including lighting, benches and trash cans;
  • Install a bicycle facility;
  • Continue inter-parcel access to the west from the office parking lot to the 2385 Old Milton Parkway property; eastern inter-parcel access for 2455 Old Milton Parkway access must align with new roundabout; and
  • Subdivision and street name shall have historic relevance.
