'Liberty Hall' Approved By Alpharetta Leaders
The mixed-use development would bring fine dining, retail, office space and a private social club to downtown Alpharetta.

ALPHARETTA, GA -- Alpharetta leaders on Monday signed off on a plan that would replace a defunct gas station with a mixed-used development.
The City Council at its July 25 meeting approved a request from 33 South Main LLC for variances to accommodate its plans to replace the abandoned structure with what it refers to as Liberty Hall.
The four-story building will house an upscale restaurant, retail shops and offices situated on .31 acres between Marietta Street and Milton Avenue, according to plans submitted to the city.

The Council approved variances to increase the building height from 40 to 67 feet, reduce the number of spaces from 59 to 36 and to allow one frontage sign on Main Street, one additional sign on the north side of the property and another sign on the south side of the property.
Council members approved the request based upon staff stipulations that the applicant has to meet, including contributing $350,000 to the downtown parking fund; limiting the restaurant to 9,000-square-feet of seating area; limiting the first floor uses to retail and/or restaurant; obtaining staff approval for any temporary closure of the city-owned alley; and limiting accessory retail sales of tobacco to cigar and cigar accouterments.

The proposal is expected to contain 9,500 square feet of space dedicated to fine dining, 12,000 square feet office space, 7,000-square-foot private social club that would be part of the restaurant. Cigars would be sold at the club, but cigarettes would be prohibited.
