Forsyth County May Set Limits for Residential Zoning Applications

The Forsyth County Board of Commissioners will meet in Cumming early next month to gather feedback from residents regarding the proposal.

The Forsyth Board of Commissioners will hold a public hearing next month to discuss possible changes to the city’s zoning application process.

The public hearing is scheduled for Thursday, Nov. 6 at 5 p.m. and will provide Forsyth County residents with an opportunity to discuss the board’s plans for altering the process, namely by imposing some limits on the number of residential zoning applications which can be filed in a given month.

If the new process is adopted, commission districts 2, 3, and 5 will limit the number of Res3, Res4, and Res6 zoning applications they hear to two a month. No limits will be imposed on any commercial rezoning applications, nor will any residential zoning application limits begin in commission districts 1 or 4. Cumming resides within District 1.

“Applications shall be processed in the order they are received, reviewed for completeness, and any application determined complete but which would exceed the maximum number of permitted applications for rezoning to a residential district in a particular commission district shall be deemed accepted in the first available month where the residential rezoning application limit for that district has not been exceeded,” the new section reads in part.

The Nov. 6 public hearing will be held on the second floor of the Forsyth County Administration Building in Cumming, located at 110 E. Main St.
