MARKETING AN EMPTY HOME

When it comes to putting your home on the market, it should come as no surprise that dirty, bare, and empty houses fail to sell as well as those which appear to be lived in and loved.  However, while the ideal situation would allow us the opportunity to find a buyer for our home before we’re forced to relocate, not all sellers are so lucky.  Due to extenuating personal or professional circumstances, some home owners find themselves stuck in a situation which requires them to move quickly, while still dealing with the problem of maintaining their recently vacated homes.

In these cases, maintenance, upkeep, and property protection are extremely important if you’re hoping to quickly secure a buyer for a vacant home.  Nature can intrude rather quickly,—in the form of weeds, pests, and frozen pipes—so it’s important to have a plan in place, which will keep your property in top shape.

1.) Consider bringing in a temporary house sitter or tenant—someone trustworthy—who can help make sure the lawn stays watered and mowed, the flowers stay bright, and the dust/mold remain at bay.

2.) Make a point to look at your insurance policy to see whether your homeowner’s coverage will continue once the house is vacated or whether it will even cover a separate tenant.  Each policy is different, so it’s important to take your individual plan into consideration.

3.) Whether someone is staying in your home or not, it’s a good idea to hire a cleaning company to do a thorough once-over after you leave.  Since stains will show up when your furniture is moved out, you’ll want to make sure the windows get washed, the carpets get shampooed, and the floors get waxed before any potential buyers come through.

4.) Although not always necessary, consider hiring painters to cover all interior walls in a coat of off-white paint.  Empty rooms can be dreary, so a light, neutral color will go a long way; however, if money is a concern, focus on repainting the shabbiest rooms or high-traffic areas such as the kitchen.

In the end, while you might be forced to spend a bit of money to make sure your empty home stays primed for viewing, remember that your efforts will probably help it sell faster and for a higher sum.  With this, don’t be afraid to utilize your agent.  Not only will they help you determine where to place your focus and funds, but many will take it upon themselves to personally monitor your property.
